The house has two floors,
Ground floor; double attached garage The garage can be heated with an existing vent from the heating system that you can turn on or off. It also has an entrance from the garage to the house. Arctic entrance located at the front of the house. Main entrance, the most used , is at the back of the house and leads into the mechanical room.( R.S.F. wood furnace and propane furnace all sharing the same ducting, both thermostats located on upper floor. 60 gal electric water heater, huge pressure tank, water pump and water well. A large unfinished rec. room, a couple closets and a finished bedroom.
Top floor; has a large open concept Living. Dng. Rooms and kitchen. Large picture windows in lvng.rm to enjoy a perfect view of the fields, mountains and the so many beautiful sunsets. Laminated flooring throughout except bdrms. and bthrms, which are carpeted, and bthrms have linoleum. Dng.rm leads to large covered deck. One full bath and a large laundry rm. which has an additional toilet. 2 reg. bdrms. and a 17x22 mstr. bdrm. which also has a 5’x8’ solarium.
Lot of windows, very bright year round, and no problem keeping indoor plants alive.
The neighbours are quiet, and at a fair distance, and the distance from the road to the house, offer extra privacy.
The original owners had a 100x100 garden at the front of the house, so I know the grounds are suitable for gardening and their is plenty of water at 13 feet in the well at all time.
5 min. to Dawson Airport, 5 min. to Hunker Creek Road (famous Klondike Gold Fields) both on the way to town, 15 min drive.
Power, Phone and High Speed internet. Star choice dish on the house.
Across the fields from the house is Tintina Bakery, Artisanal bakery mostly open in summer and popular with travelers. They used to have pizza nights and they can accommodate eating in, espresso, cappuccino etc. They will , if supplies permits, retail dry goods in bulk, can pop and juices, milk etc.
Property tax is less than 500.00 if you reside in it.
Power for a family of two was in the 90.00 a month in summer and 110.00 in winter.
Heat...well it is a 2800 sq.ft. house, so don't expect a deal on that. Anywhere between 6 and 10 cords of wood a winter and about 3 fill ups a year for propane.
Dawson City has experienced a housing shortage for many years due to the lack of serviceable land.

It is a piece of Paradise 15 minutes away from all amenities a modern little town has to offer.

ASKING PRICE was $168,000.00 Now $157,000.00
